All Things New Petition Tabled
A proposed addiction rehabilitation facility for women was considered by the Kosciusko County Board of Zoning Appeals during its regular monthly meeting Tuesday in Warsaw. All Things New, which had petitioned for and eventually received approval to build a new facility in Tippecanoe Township, this time petitioned to use an existing facility on Riverwood Ranch Road in Wayne Township.
This particular property near Old US 30 had recently come up for sale, but wasn’t a few months earlier when All Things New went through the petitioning process for Tippecanoe Township. The BZA tabled the petition until the April 14 meeting to allow All Things New to meet with remonstrators, several of whom showed up at Tuesday’s meeting. Dan Richard, area planning director, noted it appeared at least some of the protestors did not seem to understand exactly what type of facility All Things New will be operating.
In other business, Leesburg Partners was granted a variance to allow 36 parking spaces when the ordinance requires at least 91 for a lot at the intersection of School Street and SR 15 in Leesburg they plan to develop into a Dollar General store. Approval was granted with the conditions the property is rezoned and the layout plan is adhered to.
Other agenda items included:
• The Snider family was granted a variance to allow a tract of ground to remain as created without road frontage and a second tract with less than 100 feet in width on CR 1150N in Van Buren Township. As conditions to the approval, a covenant must be added to the property deed that if the property is sold, it must be to an adjacent owner with at least 50 feet of ownership access.
• Curtis and Susan French were granted a variance to permit a residence addition no closer than the adjacent property to the south on EMS W17 Lane in Tippecanoe Township.
• John and Delores Gregg were granted a variance to permit construction of a two-story garage on EMS B60 Lane at Sechrist Lake in Tippecanoe Township.
• Milford Scoops was granted an exception to allow a drive through window on an existing building on SR 15 in Milford, and were also granted a variance to have the window 12 feet from the road right of way when the ordinance requires 35 feet.
• Dave’s Electric was granted a variance to permit construction of a 30 by 30 feet storage addition to a building on Washington Street, east of East Street in North Webster. The town needs to OK the water surface drainage plan though.
• Tamara Eilts-Helm was granted an exception to allow a residence addition on a tract with two residences on CR 450E in Tippecanoe Township.
• Gene Baumgartner was granted an exception for construction of an accessory addition on Waco Drive, east of SR 13 in Turkey Creek Township.
• Albert Schaffer was granted a variance to permit construction of an agricultural accessory addition on CR 1300N, east of CR 300E in Van Buren Township. He owns the adjacent property as well.
• Chae Dolsen was granted an exception to permit the change and alteration of a previously granted exception by expanding use to three rental units on EMS W26 Lane at Webster Lake.
• Maurean Mauzy was granted an exception to allow construction of an open carport on CR 600E, south of CR 300N in Tippecanoe Township.
• Two petitions listed as West/Leonard were tabled until the April meeting so they can develop a scaled down alternate site plan. They want to split one platted lot into two and put oversized accessory buildings on each lot on Highland View Drive at the intersection with CR 800E in Turkey Creek Township.
• James and Karen Kvidera were granted a variance to allow a shed to remain as placed on EMS B60 Lane in Tippecanoe Township.
• Nathan Shoemaker’s petition to allow a home based business, in this case electrical service, on Eastshore Drive, south of Northshore Drive in Turkey Creek Township, was denied. There have been complaints and Shoemaker was given one year to completely phase out the business.
