Work has already started on what will be an urgent care facility in the new Escalade Park commercial subdivision at North Detroit Street (SR 15) and CR 300 North in Warsaw, but the final plat for the park was just approved Monday night. (See related)
In September, Warsaw Plan Commission granted preliminary approval for the commercial development as presented by engineer John Kimpel of Kimpel & Associates, Warsaw. (See related) The development currently includes two lots, the first being claimed by The Faigus Group out of Illinois. That .62-acre lot at the northeast corner of the development, will be home to a new urgent care facility.
The remaining property in Escalade Park – a 9.47-acre tract – has not been subdivided because it has not yet been sold. City planner Jeremy Skinner said he preferred the way the plat was presented as one large lot rather than have to adjust lot sizes as buyers are found.
Kimpel said that no other businesses have sought out the site yet, but indicated no restaurants are expected in that area.
The access road to the development, Escalade Way, will be a privately maintained road by the businesses that will establish there. Skinner noted it will be similar to the access road in the Kohl’s plaza and the one between Lowe’s and Steak ‘n Shake. Warsaw Street Department Superintendent Lacy Francis, who also serves on the WPC, said he is glad the city will not take over maintenance of Escalade Way.
Conversation led the board to briefly discuss other private roads within the city that need maintenance. WPC member Jim Gast asked Skinner to notify whomever is in charge of access roads, such as Commerce Drive, that road maintenance is overdue.
The Warsaw Plan Commission meets the second Monday of each month at 7 p.m.
